Pre-sale Project Review, Panama

Buying off-plan in Panama means trusting a building that does not exist yet. Before you sign a reservation or a promise-to-purchase contract, we review one pre-sale project and put what we find in writing, so you commit on facts you can check rather than on renderings.

Your team: a licensed real estate broker who researches the project, partner attorneys we can introduce for the contract, and one advisor as your single point of contact.

What is included

• The developer's track record. The projects it has delivered, how close to the promised dates, and how they have held up.
• Permits and public records. The construction permits and registrations of the project and its land that appear on public record, and what is missing.
• Construction stage and delivery risk. Where the works stand against the announced delivery date, and what could move it.
• The payment schedule. What falls due at reservation, during construction and at delivery, and where those payments are held.
• Contract points for your attorney. Clauses to raise with your attorney before you sign: delivery dates and penalties, specifications, changes and cancellation.
