Handover Inspection, Panama

When your off-plan unit is finished, the developer asks you to accept it: the moment to find what still needs fixing, while the builders are on site. We inspect it with you, or for you if you are abroad, so you sign on a clear record of its condition.

Your team: a licensed real estate broker, a partner engineer or architect who carries out the technical inspection, and one advisor as your single point of contact until the snag list is dealt with.

What is included

• Inspection before acceptance. A visit with our partner engineer or architect, arranged with the developer before you sign.
• Finishes, doors and windows. Floors, walls, ceilings, cabinets, doors, windows and their seals, checked one by one.
• Plumbing, electrical and leaks. Taps, drains, water heater, outlets, switches, the electrical panel, and signs of leaks or damp.
• Measurements against the plans. The unit's main dimensions compared with the plans and specifications in your contract.
• A photographed snag list. Every item found, photographed, located and described, sent to you and to the developer.
• Follow-up on the repairs. We follow up with the developer and check each repair until the list is dealt with.

Good to know

The inspection records the unit's condition at delivery. The repairs are the developer's to make; we follow them up but cannot compel them. It is not an appraisal or legal advice; a contract dispute with the developer belongs to your attorney.
